Welcome to this edition of the info dump by yours truly, TheCondoNerds!

Today we’ll be dumping some information on your plate, regarding condos at Square One (also known as City Centre). Let us show you 3 buildings that you’ll see and instantly fall in love with!

1. The Grand Residences at Parkside Village (4070 Confederation Parkway)

Finished in 2014, Amacon developers really took the city by storm when this masterpiece of a building came to life. It goes up 45 floors, offers 6 levels of underground parking (including visitors) and is finished with a minimalist approach, maximizing the space in the lobby and amenities. The refreshed approach to this building is that the amenities connect the building to it’s 2 neighbours and is able to offer bigger and better facilities because of the space that connects the buildings and the fact that the maintenance is typically divided among the neighbour buildings as well. This gives the Grand Residences occupants access to top of the line gym, cards room, game room (billiards, Xbox, & foosball), music room, pool, yoga studio, cardio room, sauna, wine cellar, and party room!

Typically units in this building are selling for $818/sq. foot and renting for around $3.10/sq. foot.

2. The Grand Ovation Condos (310 Burnhamthorpe Rd W)

This building has aged like fine wine, really a timeless build. Back in 2008 it was considered luxury when it debuted and today, people think of the Grand Ovation building as elegant. Standing 35 stories high, offering enough underground parking for residences and visitors, and really wows people as soon as the doors open. Tridel has put in a lot of thought into the lobby and ground floor area, which flows into the amenities as well. You’ll see dark wood framing, high quality tiles, and smooth finish walls that will leave a lasting impression on your guests. The amenities are on the ground floor which include a gym, pool, party room, and conference/work room.

Units are selling here at $722/sq. foot and renting for $2.73/sq. foot.

3. Absolute World V a.k.a. the Marilyn Monroe (50 Absolute Ave)

How could we forget the most iconic and most talked about building in the history of our city? We would never (lol!). Fernbrook really surprised the world of architect when they finished this beauty off. The rounded edges and mid building indents seemed like an impossible task but it was made possible and put in the most fitting city. This building goes 50 stories high which takes you right into the clouds and is the epitome of luxury. From the grand entrance to the lobby furniture to the light fixtures in the hall ways, this building was meant to house those with a taste for high end design. Along with its neighbouring buildings and the townhomes on the ground floor with 2 secured points of entry, this building falls into a gated community. The amenities are outside (which can be accessed from underground on a colder day), and offer up the feeling of a community centre – boasting a basketball court, pool, sauna, gym, spa, party room, lounge, and a few other rooms that are only accessible to owners (top secret stuff!)

Units here are selling for $730/sq. foot, and renting for $2.88/sq. foot.
